Junior Leasing Consultant

The Junior Leasing Consultant is responsible for driving occupancy by managing the full leasing process, from lead generation and tenant sourcing to deal negotiation and closure. The role focuses on building strong tenant relationships, maintaining accurate leasing records, and achieving leasing targets while ensuring compliance with all regulatory and operational requirements. Responsibilities Leasing Strategy & Portfolio Occupancy Develop and implement leasing strategies to maximise occupancy Identify problem vacancies and execute corrective strategies Analyse leasing reports and anticipate occupancy trends Lead Management & Deal Execution Follow up on all leads within required timeframes Manage the full leasing cycle, including tenant sourcing, applications, credit checks, proposals, negotiations, and lease conclusion Ensure all documentation (proposals, lease agreements, resolutions, sureties, and supporting documents) is complete and accurate Maintain up-to-date tenant files and deal records Tenant & Stakeholder Relationship Management Build and maintain strong relationships with tenants, brokers, and internal stakeholders Conduct periodic site visits and annual tenant check-ins Vacancy, Marketing & Canvassing Canvass for new tenants and support lease renewals Track market trends and competitor activity Compliance, Governance & Risk Management Ensure all pre-occupation requirements are met, including deposits and first-month rentals Reporting, Systems & Administration Maintain accurate vacancy lists, deal trackers, and leasing databases Submit required reports and close-out documentation Performance Targets Achieve monthly and quarterly leasing targets (e.g. proposals issued, leases signed, and deal close-outs) Maintain consistent tracking of performance metrics Requirements Minimum 5 years' experience in property leasing, sales, or brokering (commercial, industrial, or retail preferred) Proven sales and brokering background with a strong track record of meeting or exceeding targets Strong negotiation, networking, and closing skills Excellent communication and presentation abilities Computer literacy (MS Office and CRM systems) Valid driver's license and own reliable transport Registered with the PPRA (current year) Skills Strong negotiation and communication skills Knowledge of the local real estate market and rental trends Proficiency in Microsoft Office and property management systems Ability to work independently and as part of a team Excellent organisational and time management skills Customer-focused with a positive, proactive attitude
