Senior Quantity Surveyor

Job Description This is a key role based at the head office with periodic travel to project sites in Colombo and other locations . Key Responsibilities Lead cost planning, budgeting, and financial reporting across multiple development projects. Prepare and manage Bills of Quantities (BOQs), tender documentation, and contract packages . Evaluate contractor and consultant claims, variations, and final accounts . Support procurement through rate analysis, tender evaluations, and supplier cost benchmarking . Certify interim payments , monitor project cash flow, and maintain cost registers. Identify value engineering opportunities and advise on cost optimization and risk mitigation. Liaise with internal teams to ensure projects are delivered within approved budgets and timelines . Ensure compliance with contractual and statutory requirements . Requirements Degree or professional qualification in Quantity Surveying . Professional membership with RICS or IQSSL is required. Chartered status will be considered a strong advantage. 7–12 years of experience in a similar role, preferably within property development or large-scale condominium construction . Strong knowledge of contract administration (FIDIC preferred) . Excellent analytical, negotiation, and cost management skills . Ability to prepare clear, accurate financial and cost reports . Strong communication skills with the ability to coordinate across project, procurement, and finance teams . Added Advantage Experience in condominium and/or mixed-use development projects . Exposure to both pre-contract and post-contract phases within developer or civil contractor organizations. Familiarity with AutoCAD and construction drawings for measurement verification and quantity take-offs.
